Do I need an agent when buying new construction?

Yes! When it comes to new construction it makes sense to have your own representation. While New Home Sales Representatives are often nice and friendly, remember that they don’t work for you, they work for the builder. Therefore, you are their customer, not their client. As in any contractual negotiation, it’s best to have an advocate representing only your interests.

We represent many Buyers purchasing new construction. Ashton Woods, Fulton, Toll Brothers, Meritage, Taylor Morrison and Shea to name a few. And do you know who pays our bill? They do. Just like a resale, new home builders are willing to “cooperate with Brokers,” which means in most cases the builder will pay the cost of all broker compensation.

So, what exactly is our role on new construction? It changes depending on our client’s needs. Maybe we can introduce you to a floor plan in another community that works better for you. Sometimes we will need to negotiate a contingency, hire a pre-drywall inspector, or mediate design disputes between couples on interior paint colors. We can walk you through financing options so that you select the lender most beneficial to you, not to the builder, and we can still negotiate those buyer incentives.

If you choose to have a Buyer’s Agent represent you the most important thing is to NOT visit the new home community without them.

Most, if not all, of the builders require the Buyer’s Agent to accompany the Buyer on their first visit to the community in order to register as their agent. If you were to visit the community without your preferred Buyer’s agent, you could lose the option to have them as your own representation and we don’t want that!

The New Home Sales Rep and the Builder want to get the home sold, but as your Buyer’s Agent, our goal is to complete the sale in the most advantageous way for you!
