This journey starts with us getting to know you—your vision, your dreams, your lifestyle. Before we talk about houses, we want to talk about you.
- Have you dreamed of living in a community where you can walk to restaurants?
- Do you envision having space for a garden?
- Are you hoping to retire soon and start consulting on the side?
- Do you want more yard space to entertain or just let the kids burn off energy?
We’ll discuss what a comfortable monthly housing budget looks like to you. Sometimes a lender may pre-approve you for far more than you wish to spend, so let’s establish the ideal financial situation for you.
We listen. We seek to understand, and then we tap into our vast pool of experience, knowledge and resources. There is no one size fits all. We are here to provide assistance and guidance tailored to your unique needs.
Call us problem solvers. We thrive on finding potential solutions.
Problem: I don’t have a down payment.
Potential Solution: Down payment assistance grant.
Problem: I want to buy a home before selling my old one, but I need the money from my sale.
Potential Solution: Bridge loan programs.
Problem: I would love a new home but don’t have time to wait for construction.
Potential Solution: Builder inventory homes.
Call us matchmakers. We cultivate relationships and share those connections. We will direct you to lenders and service professionals like home inspectors, insurance agents and contractors, who provide stellar service.
The first step in crafting your home search is to think carefully about your wants and needs. Our New Home Wish List questionnaire eliminates the guesswork.
From bedrooms and bathrooms, to commute times and neighborhood amenities, the questionnaire helps us empower you with homes, floor plans and neighborhoods that may be a perfect fit for you!
Then, we create a custom home search for you via a password-protected online portal that is free from distracting ads and spammers.
Your portal has the same properties that you will find on sites like Zillow, with the added benefit of real-time data supplied directly from the Arizona Regional Multiple Listing Service. According to Zillow, “A syndicated listing can take 24-48 hours to show on Zillow once it is activated at the listing source.” Thankfully, with your portal, there is no delay on new property listings.
Did You Know?
Not all Sellers or Real Estate Brokerages authorize their listings to be syndicated to Zillow.
We love showing homes, and we are passionate about our presentation of each home we walk with you. ELPIS is happy to guide you through the process of evaluating floor plans and other features, as we scrutinize everything:
● Floor plans that don’t flow well
● Locations that may be problematic
● Nearby power lines
We are delighted to add value and share our expertise on topics you may not have considered, such as remodeling ideas. Sometimes our clients desire help creating the vision for what a property can be, and we love to lend our experience.
Even if it’s not in your initial plan, we encourage you to consider exploring new construction. At a minimum, you may gain inspiration, explore new neighborhoods or find a move-in ready home that you love.
We are privileged to have guided many home buyers through the new construction process. Shea. Meritage. Lennar. Maracay. Cresleigh. These are just a few of the builders we work with regularly.
You should absolutely have a skilled agent when you purchase new construction. We not only negotiate on your behalf with the builder, we also help you with lot selection, design center appointments and walkthroughs. We will even evaluate resale value and help optimize your design budget for maximum value.
Everything is a negotiation. And when it comes to buying a home, the stakes are high. Our agents have advanced negotiation training. The Arizona Department of Real Estate does not require agents to have any negotiation training, yet it is one of the most important value-added services that we provide to our clients.
An agent who fosters great relationships is an asset in any market, but crucial in a seller’s market. We are skillful negotiators, who balance that professionalism by also being kind, considerate humans.
Relationships can truly be a deciding factor. When all other things are relatively equal, sometimes it’s your agent’s reputation that helps things work out in your best interest.
It’s been said that the only perfect home is heaven. And that’s the truth. The inspection phase is often one of the most stressful times in the home buying journey. Getting a 50+ page report on the home your buying with what seems like an endless “punch-list” can be stressful.
Don’t know what a run capacitor is? Don’t worry. We do, and it’s usually not a big deal. During the inspection phase we may also recommend getting bids for the repairs that are “deal breakers,” so we can leverage key information for negotiation.
We are not movers. But we can refer you to those who have provided great service to our clients in the past.
That goes for all the people and companies you may need to make your moving day as easy as possible—cleaners, window washers, painters and handymen.
We keep a list of our favorites in our Broker Black Book. Want a free copy? Get it here.
Our goal is to make your home purchase the beginning, not the end, of our relationship.
We want to be there as a resource and guiding voice whenever you are considering things like home improvements or refinancing. If it’s related to your home, we WANT you to call us!
We are here to help.
